Delta Colorado Real Estate and Attractions
At the confluence of The Uncompahgre and Gunnison Rivers, on the Western Slope of the Great Divide of the Rocky Mountains is Delta, Colorado. At an altitude near 5000-feet, Delta is located in a high desert valley, surrounded by mountains, canyons and rivers. With a population of 8,000, it is a small, rural, agricultural community with many of the amenities of a larger town.
Delta is located just 42 miles south of Grand Junction and Interstate-70, and 21 miles north of Montrose in Southwestern Colorado. To the north of Delta is Grand Mesa, to the east is The Black Canyon of the Gunnison National Park and the West Elk Wilderness Area. The grand San Juan Mountains are south of Delta, and to the west is the Uncompahgre National Forest.
Recreational activities are abundant in Delta and include golfing, fishing, hiking, mountain biking, hunting and skiing within an hours drive. Delta has seven city parks, an 18-hole, par 72 golf course that is open to the public (Devil’s Thumb), a recreational facility with an indoor swimming pool, a lake and two rivers.
Delta was originally a trading post for the Ute Indians and the white man. In 1989, the City of Delta reconstructed the trading post used by traders and trappers, making it as similar as possible to the original, built in 1828. Fort Uncompahgre was moved 1.5 miles upriver from its initial location, and is now part of the present-day city of Delta.
The City of Delta is known as the City of Murals, for the many murals, public art and floral displays found along the town’s main street. Many historic buildings don the streets of Delta also, several of which are listed on the historic and state registers. Visit the Delta County Historical Museum for more history on the Delta area, as well as fossils and a butterfly exhibit displaying some extinct species that can not be seen anywhere else.
Delta has been a Tree City for 23 years. The city, along with The Arbor Day Foundation, coordinates with the USDA Forest Service and National Association of Foresters to provide urban and community forestry programs.
A growing senior citizen population and senior programs are also found in Delta, which is considered optimal for retirement due to the climate, variety of housing, excellent health care, personal safety, economics and recreation.
Diverse real estate options exist in Delta. From vintage, historic homes to subdivisions and developments, to small ranches and large farms, there are many options for home and business.
In close proximity to Delta are the small ranch and farm communities of Olathe, Hotchkiss, Paonia, Orchard City and Cedaredge. These areas offer further options for home, ranch, farm and business with easy access to the amenities of Delta.
